    Why Frank Gaisano Says Retail Is a People Business—Not Just Real Estate

    In retail, location is often king. But for Frank Gaisano, former Chairman of Metro Retail Stores Group, there’s something even more critical than real estate: people.

    “Retail is a people business,” he emphasized. And at Metro, this philosophy is evident not just in how they treat customers—but in how they manage, develop, and position their workforce.

    As the company expanded aggressively across the Visayas, Metro adopted a clustering strategy. Instead of scattering stores across distant locations, they built several branches within close proximity—sometimes just 15 minutes apart. This wasn’t just a logistical decision; it was a people-first approach.

    “If a store is one hour or five hours away, it puts stress on our people,” Gaisano explained. “But if one person can cover two stores in a day, that’s more efficient—and less exhausting.”

    This strategy allows Metro to optimize staffing levels, promote internal mobility, and provide better supervision without overburdening managers. Employees can transfer between nearby branches when needed, gain cross-location experience, and support peak hours or special events without requiring long travel or relocation.

    By making geography work for its team, Metro Retail has created a system where talent development and operational efficiency go hand in hand. And with retail being a high-turnover industry, the ability to retain staff through better working conditions gives Metro a competitive edge.

    This people-focused mindset also shows up in leadership. Gaisano is deliberate about delegation and stress management. “I don’t consider this as work,” he said. “I delegate the stress to our people—but I also make sure they’re supported.”

    From store supervisors to senior executives, Metro builds its organization on trust, capability, and shared purpose. The company doesn’t just build stores—it builds people who can run them with consistency and care.

    In an industry often obsessed with foot traffic and floor space, Frank Gaisano reminds us that retail success is not just about the property you acquire—but the people you empower.
